When the Seal Fails

Once the seal on a double pane goes, the insulating gas leaves and the unit stops insulating, even though the glass still looks fine.

Fog Between the Panes

Condensation inside the glass is not dirt and cannot be cleaned off. It is the clearest sign of a failed sealed unit.

IGU Seal Failure

When the seal on a double-pane window fails, the insulating argon gas escapes, the glass fogs, and the window stops doing its job. This cross-section shows a 100-degree exterior on one side, conditioned air on the other, and heat actively bleeding through the failed bottom seal into the home.

Low-E Solar Deflection

This scan shows UV and infrared radiation hitting a Low-E coated pane and bouncing back off the surface instead of passing through into the room. Visible light still comes through, so the room stays bright while the heat that drives up your AC bill and fades your furniture is turned away at the glass.

Hail Micro-Fracture Grid

After a major hail storm, glass can take hits that leave micro-fractures too fine to notice, which then spiderweb without warning when the temperature drops. This scan maps a break-in, accident, or storm impact on a commercial storefront pane, tracing the fracture web outward from the point of contact and highlighting the compromised structural zone around it. Frameless Shower Blueprint

Frameless glass has no metal frame to hide a bad measurement, so every panel, hinge, and handle location has to be exact before anything is cut or drilled. This blueprint shows the heavy 3/8" panels, the precise hardware drill points, and dimensions held to a sixteenth of an inch.

When To Have This Looked At

These are the conditions that separate a repair from a replacement.

  • Fog, haze or moisture between the panes
  • A room that runs noticeably hotter or colder than the rest of the house
  • Drafts felt at the frame with the window closed
  • Windows that stick, bind or will not stay open
  • Condensation collecting on the interior sill
  • Cracked, chipped or spidered glass after a hail storm
  • Rotted, soft or separating frame and trim
  • Gaps in the caulking or exterior seal around the frame
  • Flooring, curtains or furniture fading near a window
  • Noticeably loud road or neighborhood noise through the glass

Questions About Windows and Glass

Not reliably. The fog means the sealed unit has failed and the insulating gas is gone. Defogging clears the appearance temporarily, but the insulating value does not come back. Replacing the glass unit does.

It depends on the frame. If the frame and the operation are sound, replacing the insulated glass unit is the faster and cheaper route. If the frame is rotted, racked or leaking, the window gets replaced.

It carries a microscopically thin coating that reflects infrared and ultraviolet radiation while letting visible light through. The room stays bright, and the heat that drives up cooling costs and fades furnishings is turned away at the glass.

Yes. Hail can leave micro-fractures that are difficult to see and that spread without warning when the temperature swings. Catching them early often means saving the frame and replacing only the glass.
