Much of the Dallas-Fort Worth area sits on expansive clay soil. That soil absorbs water and swells, then contracts hard as it dries out. As the seasons shift between wet and dry, that cycle of expansion and contraction puts uneven pressure on a foundation, and over years it can lead to settlement.

- Seasonal swings between heavy rain and drought
- Large trees close to the foundation drawing moisture from the soil
- Poor grading or drainage that lets water pool near the house
- Plumbing leaks under or near the slab
