Drainage and Water Management
Most foundation movement traces back to water. Getting water away from the slab is usually cheaper than repairing what water does to it, which is why drainage is one of the first things we look at on almost every evaluation.
Work Included Under Drainage & Water Management
Drainage work is site specific. What your lot needs depends on how it falls, where water collects and how the roof sheds it.
French Drains
A gravel and pipe trench that collects subsurface water and routes it away from the house.
Gutter & Downspout Systems
Capacity and discharge points that move roof water well clear of the slab.
Grading & Regrading
Re-establishing fall away from the foundation so water leaves instead of pooling.
Sump Pump Installation
Mechanical removal where gravity alone cannot clear the water.
Yard Drainage Solutions
Catch basins and surface drains for low spots that hold water after rain.
Subsurface Drains
Buried lines that relieve saturated soil pressing against the foundation.
When To Have This Looked At
None of these confirm a problem on their own, but each one is worth an evaluation.
- Standing water near the foundation after rain
- Downspouts that empty right beside the slab
- Soil that stays soggy or washes away along the house
- Water entering a garage, crawl space or patio
- Mulch or topsoil that migrates onto the walkway
- Low spots in the yard that hold water for days
How We Handle Drainage & Water Management
Walk the Water
We follow where water lands, where it travels and where it sits once the rain stops.
Grade and Discharge
We check the fall away from the slab, gutter capacity and where every downspout actually ends.
Targeted System
Drains, regrading or a pump get proposed only where the site conditions call for them.

Questions About Drainage & Water Management
Why does drainage matter for my foundation?
Expansive clay swells when it takes on water and shrinks when it dries. Water sitting against the slab drives that cycle hard in one spot, which is what moves a foundation unevenly.
What is a French drain?
A trench with perforated pipe set in gravel. Water in the soil enters the pipe and gets carried to a discharge point instead of collecting against your foundation.
Will fixing drainage alone solve my problem?
Sometimes it is enough to stop further movement, and sometimes drainage plus structural repair is needed. That depends on how much movement has already happened, which the evaluation measures.
Can drainage be done without foundation work?
Yes. Drainage is often worth doing on its own, and it is frequently the lower-cost step that protects against a larger repair later.
